Two Dubai homes sell at Dh755 million in 2 months – demand for luxury keeps flowing in 

Average price for Dubai luxury homes push higher – and not just in Jumeira Bay

Dubai: An Emirates Hills villa selling for Dh425 million. Another Dubai super-luxury home – this one in Jumeira Bay island – fetching the seller Dh330 million and beating the previous record of Dh240.5 million for that location.

In just the first two months and few days of 2025, Dubai’s property market is resetting records – and pushing the prices of its luxury homes even higher in terms of what developers and individual sellers are asking in terms of price per square foot (psf).   

“Jumeira Bay homes have seen extremely high price increases, while at Emirates Hills, the renovated mansions are seeing some of the biggest value gains,” said Saad Hussain, Managing Director of Alaia Developments. “The price per square foot gains in these locations shouldn’t face any hurdles in heading higher.”

The same sentiment is echoed within Dubai’s property market circles, emphasizing that the luxury end is fairly well-cushioned to any changes. (At some of the mid- to upper-mid popular freehold locations in Dubai, there have been signs of prices cooling off in recent weeks, partly brought on by sizable discounts offered at offplan launches.)

The city (Dubai) is attracting global investors who are securing assets in anticipation of continued value growth

Dubai Hills shines – and there’s always Palm Jumeirah

But check out the average deal prices for the likes of Palm Jumeirah and Dubai Hills. The former had 111 transactions in February 2025 – and with the average price hitting Dh12.82 million, according to Springfield Properties. When it comes to Dubai Hills, the average transaction size over the last month has been in the region of Dh3.42 million.  

Out in Dubai South, Azizi Developments netted Dh42 million for one of its offplan mansions coming under its ‘Venice’ project.

“The limited number of mansions being built costs between Dh42 million to Dh222 million, and there are advanced talks/sales under process for several of the other mansions,” said Tizian Raab, spokesperson at Azizi, which recently launched sales at its skyscraper – ‘Burj Azizi’ – on Sheikh Zayed Road too.

“The priciest confirmed booking at Monaco Mansions so far is Dh120 million.

A Dh1 billion penthouse

“For the Burj Azizi tower, a penthouse sold for Dh71m. But the most expensive penthouse for sale at Burj Azizi is on the 88th floor, which goes for Dh1 billion.”

Luxury shines bright in other locations too

Property market sources say newer locations too will catch the wave for luxury homes in Dubai. A top candidate would be Dubai Islands, while the Palm Jebel Ali is getting some serious investor heat, according to data from GCP-Reidin.

Meanwhile, Alaia Developments has just closed a deal for one of the apartments at Jumeirah Living World Trade Centre Residence. “The sale price was at a psf of Dh2,623, which is the highest to date at this signature tower,” said Hussain. “We are seeing new investors to Dubai property open to considering other locations beyond the most popular ones.
